IndyCal Capital’s core strategy starts with identifying and acquiring existing multifamily and mixed-use properties that offer value-add potential in select markets across the United States. Then, we deploy the appropriate renovations to previously undercapitalized properties, while simultaneously implementing property management best practices and procedures. The enhanced quality of living for our residents and tenants, combined with strategic property upgrades, results in increased rent revenue and decreased repair and maintenance costs. The successful execution of this strategy consistently yields value-add to our properties and maximum returns to investors.

CREATING VALUE

  • It starts by identifying assets with problems, such as troubled management or undercapitalized owners. When we buy at a good basis, execute the strategy to fix the problems, structuring the appropriate capital stack, and then sell the asset.

Acquisition Criteria

Our acquisition focus is on identifying opportunities where we can add value, such as through unit upgrades, major capital projects, new management, and new capitalization. 

We typically seek properties that are:

 
 

Multifamily

  • 25 to 250 units ( >100 units outside of CA)

  • Quality Class B and C

  • Location Class A and B

  • Value-Add and Core-Plus

  • 3 to 10 year investment time horizon

  • Targeted IRR - 13%+

 

Mixed-Use

  • Urban assets greater than 25,000 square feet

  • Minimum two retail ground units

  • Multifamily or Office 2nd floor and higher

  • Quality Class B and C

  • Location Class A and B

  • Value-Add and Core-Plus

  • 3 to 10 year investment time horizon

  • Target IRR - 13%+
